Strawberry Water is a large family holiday home situated close to Welcombe Mouth in Devon.  We can also rent as 3 individual properties outside of school holidays or in low season.
Situated in a quiet rural valley minutes from the beach there is something for everyone. A nearby pub within walking distance, The south west coastpath on your doorstep, gardens and stately homes to visit, timeless villages and woodlands….
Rented separately we can offer a romantic hideaway for a couple or small family, a larger spacious 2 bedroom home or the Main House with room for ten. You will love visiting out of season. All the properties have ground source central heating and woodburners for chilly nights. The House has wifi throughout. Sumptuous bedding with wools, cottons and large open bedrooms. .

Sleeping up to 10 in four bedrooms, the main house is in the centre of the property and is well equipped for large scale entertaining. The french bath bedroom is largest with a beautiful kingsize french bed and features a rolled victorian bath and ensuite w.c. There is a further ensuite double bedroom with a white iron bed overlooking the front of the house with a nautical styled ensuite shower room. A twin room can be turned into a large Super king bed, with added mattress, and there is a great childrens room with four bunks. Downstairs an open plan Kitchen, dining and sitting area features a breakfast table for 6, a large oak dining table for 10, and sitting room for 10. Prices from £1300 per week.
The Dungeon House is named after previous owners use for S&M! Now turned into a family holiday home it sleeps 4 with plenty of room. The master bedroom has beautiful french furniture, the twin room can be turned into a superking if needed- please forewarn us, and the bathroom is spacious with twin sinks and a large bath. Downstairs is open plan with comfy sofas, a fireplace, fully fitted kitchen, boot room and shower room. The patio doors open to a semi covered area with outdoor sink, work tops and a hot outdoor shower for when you come off the beach. Prices from £900 per week.
The Cottage is a small bolt hole hideaway ideal for couples or small families. Featuring a cosy living room with woodburning fire, a galley kitchen, heated conservatory, full size bedroom with kingsize bed, and a children’s nautical bunk room. There is a shower /bathroom with sit in bath. There is an outside table, plenty of gardens and the conservatory is great whatever the weather. The cottage is great for a romantic break, or perfect if you are renting the whole house and some of your party want a bit of privacy. Prices from £520 per week.

Access Statement Strawberry Water

The owners or manager like to meet all guests on arrival. However if arriving very late or at a time that cannot be met a key will be left out for guests.

Parking

There is ample space for parking for four vehicles in the bays on the lane opposite the house. Further parking on the lane outside the house

Parking in the bays is on stone chippings.

Approach

The property is accessed through a gate on the lane. Pebbles lead to paving slabs set in shingle.

Heating

The property is heated by underfloor central heating from ground source thermodynamic system, with radiators individually controlled in bedrooms and bathrooms.

Water

Most outside taps, all loos and cold water feeds to baths and showers are fed from rain water harvesting, this is not drinking water.

Main House

Sleeping 10 in four bedrooms, all bedrooms on first floor.

The main house is accessed to the right following paving slabs to the Porch. The door is locked with a key at 1m. There is a slight step on the door lintel.  Welcome mat in doorway. The porch has a downstairs toilet and sink on flag stones. There is a second door opening into the kitchen area with flag stones.

Kitchen area

The kitchen is paved with flagstones and incorporates a dining area with table for six on a hessian rug and welsh dresser with dining set, cutlery and linen. There is a kitchen island worktop with cupboards and doors holding utensils and pans. The worktop has a sink unit.

The kitchen has a 6 ring gas hob with double electric oven. Double sink unit and cupboards with cooking utensils, cutlery and plates for more than 10 persons. Large American style fridge freezer, blender, juicer and microwave.

Lounge area

There is a step down to the lounge area from the kitchen area. The flooring is oak floorboards with rugs.  The staircase with banister and bare boards leads to the first floor. Oak table for ten is over a wool runner. Leather chesterfield for four, sofa for three and two armchairs with coffee table on a rug. Fireplace with woodburner, log basket and fire accoutrements. Television with inbuilt DVD player. Cupboard with games and DVD’s. Music player with multi attachments for ipod, streaming etc.

Narrow hidden door in bookcase leads to Dungeon House with step down.

First floor

Stairs in bare boards leads to first floor landing with fire extinguisher. The hallway has doors leading to bedrooms and bathroom. Oak floorboards throughout.

French bath bedroom

Situated at end of corridor. White painted floorboards with rugs, Bed is French style kingsize with bedside cabinets with reading lights. Vanity table with chairs.  Floor standing lamp and Chaise Lounge. Step to Victorian rolled bath on oak plinth, and heated towel rail.  Door to ensuite toilet with sink and skylight.

Childrens Room

Four full size bunks with reading lights. Wardrobe and toy trunk. Oak flooring with rug.

Twin room

Two oak single beds that can be transformed to Super king double with additional mattress cover. Wardrobe and chest of drawers, bedside tables with reading lights, floor standing lamp, rug on floorboards.

Ensuite Bedroom

King size iron double bed on rug with bedside cabinets and reading lights. Wardrobe and rug. Small sideboard with lamp. Step to Ensuite wet room with shower on slate flooring.

Bathroom

Step to slate floored bathroom with Victorian bath/deluge shower, wc and sink. Underfloor heating, and heated towel rail.

Dungeon House

Sleeping four in two bedrooms all bedrooms on first floor.

Dungeon house is accessed through the main property entrance foyer from the front of house. Small step over door lintel into foyer with oak flooring and recessed welcome mat. Double swing doors to lower floor with oak flooring. Door to Boot room and further door into downstairs bathroom with shower w.c .and sink unit. There is a small step/return into the shower.

Kitchen/Lounge area

Open plan kitchen with work surface and breakfast bar. Fridge with freezer compartment. Oven with 4 ring halogen hob, microwave, toaster and kettle.

Oak flooring throughout, three seater sofa and two matching armchairs, rug and coffee table, TV with DVD player, cupboards with books games and DVD’s. Music player with multi attachments for ipod, streaming etc.

Log burner with log basket and fire accoutrements.

Patio

Double glass and wood patio doors to partly covered outdoor area with table for ten, work top, sink unit and outdoor heated day shower. Paving slabs on shingle with several steps to lawn area with recliners and seating and barbecue area.

First Floor

Stairs with banister in bare oak flooring leads to corridor with all bedrooms on one level.

French Bedroom

Oak floor boards with rug, French style king size bed with matching wardrobe and vanity table with chair. Floor standing lamp and chair. Bedside cabinets with reading lights.

Twin Bedroom

Two oak single beds that can be transformed to Super king double with additional mattress cover. Recessed wardrobe and chest of drawers, bedside tables with reading lights, rug on floorboards.

Bathroom

Full size bath in oak and slate cabinet. Twin sinks, wc and heated towel rails.

The cottage

Accessed from half covered entrance three steps up from entrance to main house on paving slabs and flagstones. Outside is an oak six seater table and chairs, and log store for the whole property. Steps to gardens, and bridge over stream to gardens. Oak door with lock leads to entrance and stairs to first floor. Door leads with slight step to pine polished floorboards living area.

Lounge

Two seater sofa and two seater sofa bed, rug and coffee table, small chest with TV with DVD player. Log burner with log basket and accoutrements. Floor standing lamp. Music player with multi attachments for ipod, streaming etc.

Low door to kitchen area under staircase with area of low height. Flag stones with small galley kitchen with freestanding 4 ring electric oven. Washing machine, small dishwasher, dresser, worktops and single sink unit.

Door and step down to heated Conservatory with armchair and four seater table with double door opening to patio area with four seater table and chairs and steps down and up to Gardens.

First floor

Narrow staircase on bare boards, some uneven and staircase has warped slightly, care should be taken.

Main bedroom

Carpeted with rug, double iron kingsize bed with bedside cabinets and reading lights. Wardrobe, chest of drawers and chair.

Children’s Room

Two narrow childrens bunks on carpeted floor, small chest of drawers and two small childrens chairs.

Bathroom

Slight step to slate floored bathroom with small sit down bath/shower, wc and sink unit.

Gardens

Just over 3 acres of gardens comprising of lawn and woodland areas. There are two small streams that flow near the property. There are two wooden bridges crossing the stream. There are some steps involved in reaching the gardens although there are plenty of relatively flat areas to play and enjoy the scenery. We have installed seating areas in several places in the garden. Care should be taken on the bridges in wet weather.

Generally speaking we prefer not to have dogs staying at the house, however we are dog owners ourselves and we understand that for practical and emotional reasons families may wish or need to bring their dog on holiday with them.

Dogs do create substantially more cleaning work on changeover days when we have limited time to prepare the house for new guests arriving. To minimise this we may remove some of the downstairs rugs / furnishings prior to your arrival. If your dog is in any way aggressive or territorial outside and around the house problems can occur with local dog walkers, horse riders, delivery or maintenance people, neighboring or the care takers dog that may stray onto the property.

As Strawberry Water divides into three properties that are rentable separately in low season, at these times dogs are only allowed when the property is rented as a whole.

The following policy therefore applies:

1)   Only when you are renting the entire property (main house, dungeon and cottage) we will allow one well-behaved, house-trained dog (no puppies)

2)   We will charge you a £50 supplement to cover our extra cleaning costs and to provide you with a dog kit

3)   Your dog must be insured for public liability and property damage (most standard dog insurance covers this)

4)   Dogs are not allowed upstairs or in the bedrooms

5)   Dogs are not allowed on the furniture

6)   You must bring your own dog bed, food and water bowls, food mat and towel
7)   Do not feed your dog outside unattended

8)   Do not leave any dog food outside in food bowls, sacks, bags or opened tins as this can cause problems with rats, foxes, neighboring dogs etc. We will provide you with a plastic bin to keep your food inside the house

9)   Food and water bowls inside the house must be placed on the food mat. If you have forgotten to bring one please ask on arrival and we will provide you with one

10)   Never use house towels to dry or clean your dog. If you have forgotten to bring one please ask and we will provide you with one
11)    Dogs that have any slight tendencies towards aggression or territorial issues must not be allowed to roam free in the garden, includes aggression towards other dogs or animals that may pass by (horses etc)

12)  All dog mess must be removed from the garden, roadside and car park and placed in the dog mess compost bin (do not use plastic bags as they do not always bio degrade). We will provide you with a shovel. Do not throw it into the banks, stream or flower beds where children play and gardeners garden

13)  Dogs must not be left unattended in the house at anytime (most local pubs, restaurants and beaches are dog friendly)

14) Bitches in season must be kept on a lead or indoors

By paying the £50 dog supplement with your booking you are agreeing to all of the above conditions and you risk losing your security deposit if you do not abide by them.
Terms and Conditions
West Barbary Holidays offer holiday accommodation in the North Cornwall and Devon area.  When booking your stay with us you are agreeing to the following terms and conditions.
 
Contract
The Contract for a short-term holiday rental shall be made between the Client and the Owners of Strawberry Water (hereinafter also referred to as “the Owners” and “the Property”).
Strawberry Water is let as holiday accommodation and does not create a Landlord and Tenant relationship within the meaning of the Rent Acts, and The Contract will be governed by UK Law. It will be entered into when the deposit or full payment is processed and the Owners issue the booking confirmation in writing. The Contract will be subject to all the following conditions and it is the Client’s responsibility to see that all rules are adhered to:-
 
Bookings and Payments
A booking deposit of £500 is payable with the booking form completed. An invoice is then sent with the full cost of the holiday with the relevant breakages deposit less the £500 booking deposit.
A breakages deposit is payable of £750 for the full property, or £350 for the main house, £250 for The Dungeon House and  £200 for the Cottage.
This invoice is payable if the booking is made more than 6 weeks before the commencement of the rental and the booking will be confirmed on receipt of cleared funds. Christmas and New Year may require a larger deposit.
The invoice will be due 28 days before commencement of stay, we do not send a reminder for this payment.  Non-payment of the balance of the rental on or after the due date shall be construed as a cancellation of the contract. The deposit is refunded within one week of the property being departed subject to breakages or extra cleaning required.
For bookings made less than 6 weeks before the commencement of the rental, the total rental fee and breakages deposit is payable on booking.
The owners try to be as flexible as possible with booking lengths, preferring whole weeks but always willing to offer short breaks as well.  It is more likely that the Owners will be able to respond favourably to requests for longer bookings during the winter months, and are willing to negotiate prices for these.
Payments can be made by bank transfer- an invoice will be sent by email,  alternatively cheque, or credit/debit/paypal by request.

Cheque, is accepted if it is denominated in sterling (GBP) and received not less than 4 weeks before the commencement of the rental.
 
Cancellation
The Owners must be informed of any cancellations for whatever reason in writing by the Client named on the booking confirmation. The effective date of cancellation will be the date that the written instructions are received by the Owners.
Cancellation charges will apply if the Owners are not able to re-let the Property, in which case there will be a £30 administration fee only –
Cancellation date before the commencement of Let
·        More than 4 weeks – loss of deposit
·        Less than 4 weeks – full cost of the let
The Owners strongly recommend our clients to take out Holiday Cancellation Insurance, provided by many reputable companies.
In the unlikely event of The Owners cancelling the reservation due to circumstances beyond their control, The Owners will provide a full refund of rental paid including any deposit.
 
Services
The holiday rental price includes water, heating, electricity, linen, towels, essential bathroom items, and a welcome pack.
For bookings of longer than one week the Owners will provide clean linen and towels once a week, unless otherwise agreed within longer term booking arrangements.
 
Period of rental
Rentals commence, unless otherwise notified, at 4pm on the day of arrival and end at 10.00 am on the day of departure. Any variations to these times must be agreed by prior arrangement with The Owners, at time of booking if possible and will be detailed on your booking confirmation.  The Owners will of course consider specific requests on an individual basis.
 
Number of people in the property
The number of persons occupying the property must not exceed the number stated on the booking confirmation without prior notice and permission given.  At all times the number of people staying in the Full Property must not exceed the maximum limit of 18, or 10 for Main House, four for Dungeon House and four for Cottage.  The Owners reserve the right to refuse entry to the entire party if this condition is not observed. If there is to be a changeover of holidaymakers at any time during the week the Owners also need to know their details.
The Owners may be able to accommodate extra guests with prior notice in a vintage caravan.
 
Pets
One (1) dog is permitted on the property if this is made known to the owner at the time of booking. Our Dog Policy must be read and understood.
Care of the property
The Client shall in all matters concerning the Property deal with the Owners. The Client shall take all reasonable and proper care of the Property and its surroundings including furniture, fittings, equipment and effects. The Client will leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning.
On completion of their stay the Client will inform the Owners in writing of any damages and breakages for which they have been responsible. We do not usually charge for an occasional glass but it is useful to know in order to replace.
The Client is legally bound to reimburse the Owners for replacement, repair or extra cleaning costs on demand. The Owners, or the Owners’ representative, will check the condition and contents of the Property and will take all reasonable steps to notify the Client within seven days of any additional charges for which the Client is liable. Payment shall be taken from the deposit with a receipt in respect of the additional charges sent to the client.
General responsibilities of the Client
Not to bring pets or animals into the Property and within the Property boundaries without prior arrangement.
To maintain the security of the Property during their stay i.e. to take responsibility for the closing and locking of doors and windows when needed.
Not to carry out any activity on The Property which might cause a nuisance or annoyance to the owner or the occupiers of any adjoining property.
 
Right of entry
The Owners, or their representatives, shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance. Right of entry without notice is reserved at any time during an emergency.
 
Complaints
Every effort has been made to ensure a safe and comfortable stay at the Property.  However, should there be any cause for complaint during the occupation of the Property, it must be notified promptly to the Owners who will ensure that corrective action is taken, as long as the complaint is found to be substantiated. A serious problem must be confirmed in writing. The Owners will not consider any complaints or claims for compensation unless the complaint or problem has been raised by the Client during the course of the rental period.
 
Liability
The Owners do not accept any responsibility for the personal belongings of the Client or the Client’s vehicle/s, and it is the responsibility of the Client to arrange appropriate insurance cover in respect of these items.
 
Termination of booking
The right is reserved to terminate the booking/occupation with immediate effect if the Client fails to observe the regulations and requirements listed in these terms and conditions.
In the event of termination under the provisions of this clause The Client will not be entitled to any refund of the rental fee paid.
The Owners reserve the right to alter, amend or add to these terms and conditions at any time.

Our woodfired Sauna beside the stream is loved after a day at the beach, and we added a large table under the boughs of the nearby trees for an alfresco dinner under the stars on a warm summer night.
