Access Statement Park View.

The owners or manager like to meet all guests on arrival. However if arriving very late or at a time that cannot be met a key will be left out for guests.

Park View is situated on a farm lane leading to Bottaborough Farm from the A39 1.5 miles north of Kilkhampton. Few cars use the lane. The house is situated 100 yds down the lane on the right.


A dedicated parking space for two cars is situated next to the house. Care should be taken with larger cars on entrance. The parking area is on stone chippings. Access to the Garden is through a spring loaded garden gate.


The house is reached from the parking area across stepping paving on the lawn to a low concrete base or through a six bar gate from the lane.

There is a tiled entry porch one step up from the concrete base. The front door is wood and glass with a further step into the house. The door is secured by yale lock.


Entry to the hallway is through the front door with doormats on both sides. The central hall has doors to all rooms without steps. There is a rug and telephone table in the hall with pictures on the walls and a radiator. The hall is carpeted.


Floored with linoleum tiles the kitchen has cupboards with work surfaces and further cupboards above. There is a fridge, dishwasher, oven with halogen hobs, and washing machine. There is a step down to the dining area with breakfast bar and dining table, there is a rug with three armchairs and cocktail cabinet.

Glass patio doors open with small step to patio with outdoor seating and entry to garden.


Carpeted with two seater sofa and two armchairs. There is a low coffee table on a rug. Small bar in corner by door. TV is on low cupboards with DVD and games. Open fireplace has fire screen and fireguard. A log basket with fire equipment nearby. A record player is on a small table near to the television.

Bedroom 1

Carpeted with recessed cupboard. King size bed with bedside cabinets and reading lights. Light switch on string for main light above centre of bed. Vanity table with chair.

Bedroom 2

Carpeted with mahogany cupboard. King size bed with bedside cabinets with reading lights. Vanity table and chair.

Bedroom 3

Children’s bunk room with two bunks carpeted. Shelving unit with books.


Linoleum floor, sink unit with small cupboard to right. Bath with shower unit. Screen for shower is operated by pulling down guard and opening screen.


Single toilet room with linoleum floor.


The house is surrounded by gardens mainly on one level except for a  large step up to small fruit tree area. There is an outside shed with barbecue and outdoor games and sun loungers.


Terms and Conditions

West Barbary Holidays offer holiday accommodation in the North Cornwall and Devon area. When booking your stay with us you are agreeing to the following terms and conditions.


The Contract for a short-term holiday rental shall be made between the Client and the Owners of Park View (hereinafter also referred to as “the Owners” and “the Property”).
Park View is let as holiday accommodation and does not create a Landlord and Tenant relationship within the meaning of the Rent Acts, and The Contract will be governed by UK Law. It will be entered into when the deposit or full payment is processed and the Owners issue the booking confirmation in writing. The Contract will be subject to all the following conditions and it is the Client’s responsibility to see that all rules are adhered to:-

Bookings and Payments

A deposit of £300 is payable if the booking is made more than 6 weeks before the commencement of the rental and the booking will be confirmed on receipt of cleared funds.
The balance will be due 28 days before commencement of stay, we do not send a reminder for this payment. Non payment of the balance of the rental on or after the due date shall be construed as a cancellation of the contract.

For bookings made less than 6 weeks before the commencement of the rental, the total rental fee is payable on booking.
The owners try to be as flexible as possible with booking lengths, preferring whole weeks but always willing to offer short breaks as well. It is more likely that the Owners will be able to respond favorably to requests for longer bookings during the winter months, and are willing to negotiate prices for these.
Payments can be made by bank transfer- an invoice will be sent by email, alternatively cheque, or credit card/paypal (with 3% handling fee).

Cheque, is accepted if it is denominated in sterling (GBP) and received not less than 4 weeks before the commencement of the rental.


The Owners must be informed of any cancellations for whatever reason in writing by the Client named on the booking confirmation. The effective date of cancellation will be the date that the written instructions are received by the Owners.
Cancellation charges will apply if the Owners are not able to re-let the Property, in which case there will be a £30 administration fee only –

  • ·  Less than 4 weeks – full cost of the let
    The Owners strongly recommend our clients to take out Holiday Cancellation Insurance, provided by many reputable companies.
    In the unlikely event of The Owners cancelling the reservation due to circumstances beyond their control, The Owners will provide a full refund of rental paid including any deposit.


    The holiday rental price includes water, heating, electricity, linen, towels, essential bathroom items, and a welcome pack.
    For bookings of longer than one week the Owners will provide clean linen and towels once a week, unless otherwise agreed within longer term booking arrangements.

    Period of rental

    Rentals commence, unless otherwise notified, at 4pm on the day of arrival and end at 12 pm midday on the day of departure. Any variations to these times must be agreed by prior arrangement with The Owners, at time of booking if possible and will be detailed on your booking confirmation. The Owners will of course consider specific requests on an individual basis.

    Number of people in the property

    The number of persons occupying the property must not exceed the number stated on the booking confirmation without prior notice and permission given. At all times the number of people staying in the Property must not exceed the maximum limit of four people plus two children. The Owners reserve the right to refuse entry to the entire party if this condition is not observed. The Owners need to have the names of everyone the Property is booked for. If there is to be a changeover of holiday makers at any time during the week the Owners also need to know their details.

    Care of the property

    The Client shall in all matters concerning the Property deal with the Owners. The Client shall take all reasonable and proper care of the Property and its surroundings including furniture, fittings, equipment and effects. The Client will leave them in the same state of repair and in the same clean and tidy condition at the end of the rental period as at the beginning.
    At commencement of stay the Owners will make the inventory of the furniture and effects and their respective conditions available to the Client. Should the hirer not agree with the content of the inventory then they should inform the Owners within 24 hours. On completion of their stay the Client will inform the Owners in writing of any damages and breakages for which they have been responsible.

    The Client is legally bound to reimburse the Owners for replacement, repair or extra cleaning costs on demand. The Owners, or the Owners’ representative, will check the condition and contents of the Property and will take all reasonable steps to notify the Client within seven days of any additional charges for which the Client is liable. Payment shall be made by the Client immediately on receipt of the invoice in respect of the additional charges.

General responsibilities of the Client

Not to bring pets or animals into the Property and within the Property boundaries without prior arrangement.
To maintain the security of the Property during their stay i.e. to take responsibility for the closing and locking of doors and windows when needed.
Not to carry out any activity on The Property which might cause a nuisance or annoyance to the owner or the occupiers of any adjoining property.

Right of entry

The Owners, or their representatives, shall be allowed the right of entry to the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance. Right of entry without notice is reserved at any time during an emergency.


Every effort has been made to ensure a safe and comfortable stay at the Property. However, should there be any cause for complaint during the occupation of the Property, it must be notified promptly to the Owners who will ensure that corrective action is taken, as long as the complaint is found to be substantiated. A serious problem must be confirmed in writing. The Owners will not consider any complaints or claims for compensation unless the complaint or problem has been raised by the Client during the course of the rental period.


The Owners do not accept any responsibility for the personal belongings of the Client or the Client’s vehicle/s, and it is the responsibility of the Client to arrange appropriate insurance cover in respect of these items.

Termination of booking

The right is reserved to terminate the booking/occupation with immediate effect if the Client fails to observe the regulations and requirements listed in these terms and conditions.
In the event of termination under the provisions of this clause The Client will not be entitled to any refund of the rental fee paid. The Owners reserve the right to alter, amend or add to these terms and conditions at any time.

The kitchen includes large fridge freezer, large modern oven and chic 1950's English Rose cabinets. There is a large kitchen table for entertaining with double french doors to a patio for alfresco dining.

There is off road parking for 2-3 cars, the cottage is completely secluded with a garden, bbq and assortment of outdoor games and toys for your entertainment.

Situated on a quiet lane not far from the Atlantic Highway. Surrounded by farmland with a nearby lane to the beach at Duckpool. The nearest village is Kilkhampton with several small stores, fish and chips, takeaway, and two pubs. Within a ten minute drive are two country pubs both serving quality meals, and an award winning tea house close to the cliffs at Morwenstow. Several beaches are very close, and whether you want secluded, quiet and elemental or open sandy and lifeguarded there is something for everyone within a few minutes.

Open moorland, ancient woodlands and quaint villages make for some interesting walks and visits in the nearby area. For a taste of all three head to Hartland and take the old coach track through the woods to the Abbey, and cliff beyond at Blackpool mill.
